Puerto Madero

Our corporation started as a company. Its purpose was to develop the urban planning of the area corresponding to the old port of Buenos Aires city, Puerto Madero, which had an extension of 170 hectares. The process started when the National Government and Buenos Aires city transferred the lands to the Corporation for its development.

Challenges of this urban planning and development:

  • To recover an area connected with the administrative, financial and trade centre of the city.
  • To revert the dissociating tendency of the city towards its riverside.
  • To develop an urban planning, which could boost the southern area of the city.
  • To promote a balanced development between green and private areas.

The project was a success because the most important real estate agencies and leading international companies were interested in locating their headquarters and offices in this area.

  • 3.- East Side Development

1.- Planning

“Corporación Antiguo Puerto Madero S.A.” was in charge of the planning. There was an official announcement made together with the Architects Association, summoning the main urban referents. After that, there was a lands division, a tendering procedure and sales. Our Corporation was responsible for the works of the open and green areas and the services´ infrastructure.

The recycling works started, once the plan was established and accepted. The starting point was to recycle the west side of the brick docks. These buildings had been built next to the port and had been former goods warehouses. Therefore,
the architectonic and historical value was the most important issue to be considered, as it represented the port´s identity in that area.

Following the official announcement there was a tendering procedure. Many private investors showed enthusiasm towards the proposal. There were26 groups of investors that submitted the first tender for the first five buildings, with a surface of 320,000 square metres.
After a few years, the recycling was successfully accomplished, and Puerto Madero area turned out to be a coveted area, where many companies, stores and well-known restaurants established themselves.
The Corporation was in charge of setting up a public utility network , avenues and road building.

3.- The East Side

As the West Side turned out to be a success, it encouraged the launching of the East Side, where the plots of building land were bigger. Different from the West Side, which had a historical background; this area constituted the modern area, where buildings with the latest technology could be built.
Similar procedures to the first stage were followed. The surface of the area was of 1,600,000 square metres and the lands for sale were put out to tender.
The corporation was again in charge of setting up the infrastructure works of the area. The surface covering this area, was three times bigger than the size of the previous area. It also included bigger parks, promenades and big open and green areas.
