Traditionally, urbanism used norms as an instrument
of public space regulation. Nowadays, a stronger intervention
is needed, in order to activate urban development as a dynamic
and professional operation.
Our Corporation constitutes a highly specialized
model of intervention, supported by the experience. We develop
a planning process taking into consideration the history and the
needs of modernization of the city as a whole, according to the
latest building and urban trends that are being implemented worldwide.
We gather and direct investments to fuel the
growth of the urban envieronment, in a sustainable development
framework.
Within the urban development plan, the following
tasks are performed:
Urban Preliminary Studies
- Include social-economical, environmental,
legal and techic studies, related to a future urban develpment.
- Assesment of possible effects the development
will have at demographic, building, traffic and geographical
levels.
- Evaluation of the central or peripherica
situation of the area, and its relationship with the city of
region.
- Background evaluation.
- Report with proposed recommendations.
Market Research
Values and needs in the area are studied as
per their potencialities to establish reference levels for operation.
Making of urban or regional preliminary projects
It constitutes a "pilot plan", previous to the
Regulator Plan. It consists of:
An analythical report
- This report evaluates the current situation
and studies the development of the city or region on which the
intervention is projected.
An order scheme
- With a map or basic plan where the basic
guidelines to develop in the Regulator Plan are shown.
- A development program establishing priorities
and measures to adopt.
- A planning legislation scheme, with the normative
bases to be implemented, for the start up of the new order.
Regulator Plan
It includes:
General plan and section plans
- A general plan consigning all existent sites,
with a scheme of foreseen zones and communications, as per their
articulation with the environment.
- Specific plans, complementary of the above
mentioned, where the road layout, service nets and the particular
sections with the details of their urban development scheme
are detailed.
Technical report
- It is an appendix, including the guidelines,
notes and estimatinol of total costs of the required works.

Start up.

Design
- To determine the dimensions of the project,
specifying the appliable norms and quality standards. Cost estimation.
Project
- Detail with technical specifications and
corresponding plans of plants, installations, etc.
- Calculus of quantities with cost estimation
and budget.
- Work schedule.
- Preparation of licitation and contract documents.
Management and supervisión
- Our staff verifies that the development of
the works is being done according to the agreed technical specifications,
controlling in situ the fulfillment of foreseen programs and
deadlines.
Start up
- Upon completion of the work, it is authorized
for public use or its start up, whatever applies, verifying
it works as foreseen.
Bids and licitations
We have an extensive background in this field,
from the making of the technical proposal according to the project
for the area, the writing of licitation sheets with requirements
and conditions, and the call for a public contest. The Corporación
may act, if allowed, in the evaluation and selection of technical
and economical proposals.
Investments promotion
Our corporation, through its Board of Directos
and its departments, carries out a constant task of promotion
of the developments, in both domestic and international markets.
We do it through different ways: presence in the media, direct
contact, presence in Internet, and participation in professional
forums.

start up, strategies, supervision and administrative follow up
